Fort Myers Update: Post Hurricane Ian
Let’s talk about the city of Fort Myers post Hurricane Ian first.
I’m glad Forbes Magazine recently published a story on the incredible bounce-back the city of Fort Myers has made post Hurricane Ian, because it is pretty phenomenal!
The way this city comes together after a crisis and gets things done is a testament to the leaders, business owners and residents of Fort Myers, Florida —and if I’m looking for somewhere to put down roots or invest, it’s definitely going to be in a community that snaps to attention when the going gets tough.
Here’s an excerpt from the article:
“As one might expect, the storm initially decimated our available rooms. The rooms that were available were almost all reserved for emergency workers and people displaced by the storm,” says Tamara Pigott, Executive Director of the Lee County Visitors and Convention Bureau. Though recovery was an arduous process, Lee County’s hospitality scene has undergone a resounding comeback, with roughly 70% of rooms back up and running as of April 2023.”
Margaritaville Beach Resort is set to open for business on Fort Myers Beach in 2023, which will bring tourists to the city of Fort Myers as well.
Downtown Fort Myers will be adding a Banyan Hotel and a Hampton Inn to its list of accommodations, and there has been a steady stream of new businesses opening (and thriving) over the past several years, which the hurricane may have stalled…but only temporarily.
Live Webcams of Downtown Fort Myers
In anticipation of the general public’s questions about post Hurricane Ian conditions, the Lee County Visitor & Convention Bureau has done a great job letting potential tourists know about the progress as well!
They have multiple live web cams around the downtown Fort Myers area, as well as the beaches and neighboring cities, providing potential guests an opportunity to “see for themselves” that the area (especially downtown Fort Myers) is bustling with activity and ready for guests!
There is also a special page dedicated to information about “What’s Open” & what’s coming soon!
These are all great signs of a continued bounce back and a smart area to invest in.
Okay, So What About the Housing Market?
Let’s cut past all the intro and get to some interesting and useful facts, as well as providing answers to some of the most popular questions I receive from individuals and families interested in relocating to SW Florida:
Should We Buy? Should We Sell? Should We Wait?
Let’s think back for a minute…
Remember in 2020 when everyone was asking these same questions?
The lockdowns had just taken place and homes were being sold sight unseen, with buyers taking virtual tours through video, Facetime, and any other means possible.
We all know how that turned out.
Home prices rose between late
Bottom line, in every market there will be opportunities for good deals and excellent investments.
Historically, every turn in the market has had its’ own pros and cons.
Let’s take a look at the 2023 Fort Myers Real Estate Market top facts to consider:
SW Florida - Fort Myers Real Estate Market Top Facts to Consider
Instead of creating a pros and cons list, I’m going to give you the top facts and considerations when looking at SW Florida homes for sale in 2023:
Location / Planning / Proof of Progress
Some professionals are reporting that location…location…location…is no longer relevant in the 2023 SWFL real estate market.
Why?
The takeaway from the article I read was basically this:
“It’s no longer about location, location, location. It’s about availability, price and higher ground…”
Although availability is a huge factor, and one of the reasons why new home builds are on the rise in Lee County Florida, I still like to keep a clear vision of what certain neighborhoods could potentially look like five or ten years from now.
Can You Say....Established?
For example: Homes for sale in the historic district of Fort Myers and nearby, well-established golf communities are on the radar of many of my investors right now. These are opportunities that are more likely to continue to grow in value, regardless of sudden fluctuations in the market since they have the enduring appeal of location, climate and lifestyle.
Fort Myers, Florida, especially the downtown area and the McGregor corridor, has remained on a path of continued improvement, redevelopment and revitalization that has already spanned decades. There are excellent neighborhood schools and quaint neighborhood parks tucked away on well-established, tree-lined streets.
These factors definitely contribute to the current and future home values in the immediate area.
There are plenty of established neighborhoods in Fort Myers, Florida that offer equally attractive investment opportunities, if you know what to look for.
My top 3 determining factors for neighborhood value is always the same:
- Location – Does the location meet the goals of my client in all areas, including security, area growth potential, convenience to entertainment, food and shopping, nearby schools, HOA fees, ordinances, etc.
- Planning – What does the neighborhood’s current planning look like? Are there improvements in the future?
- Proof of Progress – What has the community or area accomplished over the years? Have they remained on track with prior goals and improvements?
Too many people end up investing in (or relocating to) neighborhoods they didn’t fully research, and the image they built in their mind ends up being nothing like the reality of their real estate purchase.
Don’t let that happen to you.
I always help my clients look at the actual value of every neighborhood they are considering and what that neighborhood could potentially look like in the future, either positively or negatively.
Mortgage Rates - Florida Homes For Sale Fort Myers
You’re going to deal with rising mortgage rates regardless of the location, of course, but SW Florida is unique in the fact that it has multiple pulls to the area and steady, proven economic growth. These factors (otherwise known as location…location….location) are going to be extremely important in a few years when you’re looking to refinance or sell.
With that said, high interest rates may affect borrowing costs but they should not deter investors who take a long-term perspective.
In fact, many experienced investors view high interest rate environments as an opportunity to negotiate favorable purchase prices and secure stronger rental yields.
There’s always going to be a positive for someone in the market. It just depends on where you’re sitting.
That’s why it’s so important for potential investors to consult with real estate professionals who can provide tailored guidance based on individual circumstances and investment goals.
With the right planning and an understanding of our unique market, investing in Fort Myers real estate can yield favorable returns even in the face of high interest rates.
